Picking the right lot
Half an acre or two?
A half-acre lot in Pine Ridge and a two-acre homesite in Scissortail Estates lead to very different homes. More land gives you room for a pool, a shop or a long driveway, and more privacy. Gated communities with amenities give you neighbors, trails and a clubhouse without the upkeep. Decide which life you want first, then pick the lot.
Check the school district on the lot, not the zip code
Most of our Bixby communities are in Bixby Public Schools, but Scissortail Estates in south Bixby is in Liberty Public Schools. If schools matter to you, confirm the district for the exact lot before you buy. We are glad to help you check.

Why Bixby (and Jenks)
"Bixby is our office headquarters. We've been building in the Bixby and Jenks area for 20 years. If you want city living or you want rural living, you've got both options in Bixby and Jenks."
Matt Cozort, President and Owner
That range is what makes Bixby work for so many families. You can be minutes from Memorial and the Creek Turnpike in a gated neighborhood like Woodmere, or on two acres south of town in Scissortail Estates. Our superintendents work these communities every week, so they know the soil, the inspectors and the HOA rules.
How to choose the right part of Bixby
"Where you live or choose to live in and around Tulsa is a very individual decision, and it depends on what is important to you and your family. School district or sports? Do you like to live in a rural area on a larger lot? Are you okay closer to the city on a standard size lot? How close do you need to be to highways to get to work? All those questions determine what area of Tulsa is best suited for you."
Angela Cozort, Realtor and Design
| If you want… | Look at… |
|---|---|
| Gated, mature trees, close to the city | Woodmere |
| Half-acre lots and resort-style amenities | Pine Ridge |
| Clubhouse, pool, trails and ponds | Rivers Edge (one final homesite) |
| Acreage and quiet | Scissortail Estates (Liberty Public Schools) |
| A newer, still-growing neighborhood | Belvedere Reserve or Adeleine Hills |
| Family-friendly near the lake | Harvard Oaks |

Building on your own Bixby land
"Cozort Custom Homes builds on people's land all over the Tulsa Metro area. It's something that we specialize in. If you want us to help you find land, we can also do that. We're actually very good at doing that."
Matt Cozort, President and Owner
Before you close on land, we look at access, utilities, slope and drainage, and how the house will sit on the lot. Bring us the address early. It is much easier to fix a bad lot decision before you buy than after.
Already own a home? Here is the order of operations
"If a buyer wants to build a custom home but has a home to sell, they need to get with a lender and determine if they can build a custom home without a contingency."
Angela Cozort, Realtor and Design
- Talk to a lender first. Many of our buyers work with Megan Neely at AMC Mortgage, and you can use any lender.
- Decide whether you will sell before, during or after the build.
- Let Angela, a licensed Realtor, price and list your current home on a timeline that matches your build.
What happens on a Bixby job site every day
"Make sure the project's staying on schedule, the guys are there, we're getting things taken care of, quality is where it needs to be, and we're holding the standard that we want for our homes."
Cozort superintendent
Before the drywall goes up, a superintendent walks the house and checks hangers, insulation, plumbing and electrical, so nothing gets missed behind the walls.
Costs to plan for beyond the house
- The lot. Prices vary a lot between a gated neighborhood lot and acreage. We can help you weigh them.
- Site work. Larger or sloped lots may need more dirt work, longer driveways and longer utility runs.
- HOA dues. Gated communities with amenities carry annual dues. Ask what they cover.
- Outdoor living. A pool, pool house or shop is easiest to budget for up front.
- Window coverings, landscaping and fencing. Easy to forget, and important to budget.
We would rather talk about all of it in the first meeting than have it surprise you later.
Bixby schools: what we hear from families
School district is the first question most families ask. Bixby Public Schools covers most of our Bixby communities. Scissortail Estates in south Bixby is in Liberty Public Schools, which some families pick for a smaller-school feel and more land. Visit the schools you are considering, and always confirm the district for the exact lot with the county or district.
A realistic Bixby timeline
